No. We are not an estate agent therfore we do
not charge any commision. You select

How easy is to advertise and sell my property while using an estate agent? - selling

Can i still use an Estate Agent? - selling
Yes, as you are selling your own property it is at your own discretion how you decide to promote the property.
What if i find a buyer whilst using an estate agent? - selling
There is a valuable source of information explaining the statutory obligations of estate agents which can be found at the Office Of Fair Trading(OFT) who state that, depending on the terms in your contract, if you find a buyer yourself, you do not have to pay the estate agent's commission. However, if you decide to use estate agents, we would advise you to read and fully understand the contract that you will be signing as you will be signing a legally binding document. Beware that some contracts do entitle the agent to a fee on completion even if you have sold the property yourself.

Do i have any legal rights? - selling
Yes. Most estate agents will tell you that individual sellers are not covered by the Property Misdescriptions Act, But this isn't true you are covered by the Sale of Goods Act, which offer similar protection for buyers.

Can i change details on my advert after it is published? - selling
Yes. Just log in to your account, click on the update link then click on step 1 edit. This will allow you to review and update your advert. Don't forget to save your changes.
How do i know what my property is worth? - selling
The most common way to find out is to get a valuation.
Another way is to look at
other property's in your area which are very similar
to yours, by searching property
sites on the internet, looking in your local paper
or just browsing around estate agent
windows. This is what estate agents often do.
The most important part of selling or
letting your property is the asking price. Think
carefully don't price too high otherwise

What if i don't want people having access to my e-mail address? - selling

What are the levels at which stamp duty applies and at what cost? - selling
* Value of property up to £125,000 = 0%
* £125,000 - £250,000 = 1%
* £250,000 - £500,000 = 3%
* £500,000+ = 4%
How do i conduct viewings? - selling
Here is some practical advice when arranging a viewing:
1. Make sure you have contact details of anyone
who is interested in viewing your property,
for example, name, address, daytime contact
number.
2. Telephone the viewer before they come to
your house, this way you will be able to
confirm who they are and cofirm the viewing
date and time. By speaking to the viewer
first you will have broken the ice ensuring
you both that your not wasting each others
time.
3. Do not be afraid to ask them questions
about their situation, are they a first time
buyer, do they have a property to sell, are
they a cash buyer. As you probably are aware
someone who maybe interested in your house may
have to sell theirs first which can take more
time to complete the sale than you may like.
4. Remember, you are letting a stranger into your
home, make sure you have someone with you and
don't leave any valuables lying around.
How do i deal with any offers? - selling
Make sure you are asking a realistic price making sure you leave room for negotiation. Do not over price or you may find that your property will remain on the market for a long time. Also, don't let anyone encourage you to drop the price too much just for a quick sale. If
you accept an offer verbally or by hand shake, it is advised to leave your property on the market until contracts have been signed and exchanged.
If somebody is interested in your property make sure you have the following details:
1. Name, address and contact details of
purchaser.
2. Do they have a property for sale?
3. Do they require a mortgage or are they a cash
buyer?
4. When would they want to exchange contracts?
5. Who is their solicitor/conveyancer acting on
their behalf?
Do i need to have the home information pack (HIPS)? - selling
From 14th December 2007, by law everyone who is selling their property will be required to provide a detailed Home Information Pack with all the relevent information about your property provided.
